Cloakrooms and small bathrooms in Doncaster at a glance

A downstairs toilet typically costs £2,000 to £4,000, rising to around £6,000 with concealed plumbing or high-end finishes, and takes one to two weeks, according to MyBuilder. It needs a drainage route to the soil pipe and an extractor fan. A macerator is allowed only if the home also has a WC that drains by gravity.

Adding a downstairs toilet

Understairs cupboards, utility rooms and the end of a hallway can all take a toilet and a small basin. What decides whether it works:

  • Drainage. The toilet needs a route to the soil pipe.
  • Ventilation. A new toilet room needs ventilation, usually an extractor fan.
  • Headroom and door swing. Under the stairs, we check where you can stand and how the door opens.
  • Heating. A small radiator or electric towel rail stops a cloakroom feeling cold.

New drainage and ventilation have to meet the Building Regulations. MyBuilder suggests allowing from £400 for building control fees.

What if there's no soil pipe nearby?

If the toilet can't connect to the soil pipe by gravity, a macerator can pump the waste through a narrower pipe instead. That means a downstairs toilet can go in rooms that would otherwise be ruled out. A gravity connection is quieter and simpler to look after, so we use one wherever we can.

Downstairs toilet costs

MyBuilder's UK guide puts a standard downstairs toilet at £2,000 to £4,000, rising to as much as £6,000 with concealed plumbing or high-end finishes. Connecting to existing drains is often £900 to £1,000 of that, and new pipework £300 to £700. Most take one to two weeks overall (MyBuilder). Making a small bathroom feel bigger

  • Wall-hung toilets and basins that show more floor
  • Short-projection basins and slim furniture
  • A shower bath, or a walk-in shower instead of a bath
  • Sliding or bifold shower doors
  • Mirror cabinets in place of shelves
  • Large-format tiles with fewer grout lines

Choosing a local business to fit it

A downstairs toilet is a small room, but it brings together drainage, ventilation, electrics and joinery, so it pays to choose carefully:

  • Read reviews and ask for photos of similar jobs the business has done
  • Check they'll provide a fixed written quote after seeing the location of the soil pipe
  • Ask who does each trade, and whether they're insured
  • Ask how many days they'll be on site and when the water will be off

A quality, expert job is one you can trust for years: a toilet that flushes well, a basin that drains and a fan that clears the room.

Downstairs toilet installation in Doncaster

Plenty of Doncaster homes, from Victorian terraces in Mexborough to 1930s semis in Bessacarr, were built without a downstairs toilet. Adding one is a small renovation, but it needs a professional plan for drainage and ventilation. We look at the space, the drainage route and your budget at a free visit, then give you a fixed written price. Cloakrooms and small bathrooms: frequently asked questions

Can a toilet go under the stairs?

Often, yes. It depends on headroom, how the door opens and whether the waste can reach the soil pipe or be pumped by a macerator.

Do I need building regulations approval for a downstairs toilet?

New drainage and ventilation must meet the Building Regulations, so most new cloakrooms involve building control. We will tell you what applies at the design visit.

How long does it take?

MyBuilder puts most downstairs toilet projects at one to two weeks overall. Your quote includes the dates.
